Process of Selling Timber

First and Foremost... At Piedmont Land & Timber we pay In-Full and Up-Front for all of our Timber Purchases. All of our Harvesting sites are supervised by Registered Foresters and performed by NCFA Pro-Certified Loggers.

There are Three Steps involved when someone sells their timber – Planning, Pricing, and Harvesting with two additional steps for those wanting to establish a long term forest plan: Planting and Property Tax Reduction.
Planning

The planning step involves one of our foresters meeting with you on your property to discuss different options for your timber. These options may vary depending on the age, species, quality, and size of your timber.

Pricing
This step is based upon a Timber Cruise, Tract Setup, Logging Conditions, Marketing of the forest products, and the Timber Deed Transaction.
Timber Cruise
A “Timber Cruise” is based upon the measurements of trees and acreage. These measurements will reveal the timber volume and the grade of the timber. This information is the foundation of the pricing process.
Tract Setup
Tract Setup” involves establishing streamside management zones, road layout, and erosion control barriers. This step is based upon the guidelines recommended by the North Carolina Forestry Best Management Practices.
Logging Conditions
Logging Conditions” are based upon access to the timber and the ground conditions for the equipment. During Tract Setup we can layout the necessary buffers and erosion control barriers to ensure that environmental regulations are met and surpassed.
Marketing
Marketing” the timber could possibly be the most important part of the Pricing process. In this stage we break down each tree, according to the timber cruise, and determine how it should be priced – should the oak be used for flooring or veneer, will the poplar tree produce 200 board feet of #1 grade lumber, how many board feet of the pine volume will produce 2x10s etc... Our marketing diversity allows us to stay on the cutting edge of the forest products industry.
Timber Deed Transaction
Timber Deed Transaction” is when a price has been agreed upon and all the details of the agreement have been established. The deed will disclose the timber that is being sold, the land where the timber is located, the length of time for the timber to be harvested, liability insurance, environmental regulations, and buyer’s requirements for protecting the property. Once the timber deed is signed, then the price that has been agreed upon will be paid in full.
Harvesting

This step involves the cutting, separating, and removal of the trees from the property. This step is and should be the easiest part of selling your timber, due to the plan that has already been established.
